CapitaLand Investment (CLI), a global real asset manager, has reaffirmed its long-term commitment to Tamil Nadu with the unveiling of a new data centre in Chennai, as it looks to expand its data centre, logistics and industrial portfolio in the state through its listed and private funds. The facility, CapitaLand Data Centre Chennai 01, is the first data centre development in Tamil Nadu by CLI’s listed fund platform, CapitaLand India Trust (CLINT), a Singapore-listed business trust focused on India. The facility will have a gross power capacity of 53 MW upon completion, targeted by the end of 2026.
The data centre was unveiled by Singapore Deputy Prime Minister and Minister for Energy, Trade and Industry (Trade) Gan Kim Yong and Tamil Nadu Chief Minister C. Joseph Vijay. The event marked another milestone in CLINT’s expanding data centre portfolio in India and highlighted growing collaboration between Singapore and Tamil Nadu, supported by agencies such as Enterprise Singapore and Guidance Tamil Nadu.
The Chennai development follows the completion of CLINT’s first data centre in Navi Mumbai in 2025. The 108 MW facility has been fully leased to a leading global hyperscaler.
CLI has had a presence in Tamil Nadu for 22 years and has invested more than Rs 6,000 crore across seven operational assets in the state. Since establishing International Tech Park Chennai in Taramani in 2004, the city’s first private IT business park, the company has expanded into business parks, industrial and logistics facilities, lodging and digital infrastructure.
Quaiser Parvez, CEO, India, CLI, said Tamil Nadu had been integral to the company’s growth and that its investments extended beyond capital deployment to developing infrastructure and ecosystems that support the state’s economic development.
“By combining our deep local investment, development and operational capabilities with the strength of our listed and private fund platforms, CLI is well-positioned to support Tamil Nadu’s growth as a technology, manufacturing and digital economy hub,” he said.
Rs 1,940 crore investment in digital infrastructure
CapitaLand Data Centre Chennai 01 is jointly held by CLINT and CapitaLand India Data Centre Fund, with a total planned investment of approximately Rs 1,940 crore.
Located in Ambattur, an established data centre corridor in Chennai, the facility will have 34 MW of IT power capacity across 13 data halls, supported by a dedicated 110 kV substation. It is designed to accommodate high-density computing and liquid-cooled deployments, alongside carrier-neutral connectivity.
The development is targeting LEED Gold certification. Its planned sustainability features include high-efficiency chillers, water economisation, intelligent energy and infrastructure management systems, and solar panels.
Gauri Shankar Nagabhushanam, CEO, CLINT, said the development marked another milestone in the trust’s diversification into digital infrastructure and reflected its confidence in the long-term growth of India’s data centre sector.
The facility is designed to meet the evolving requirements of hyperscale and enterprise customers, he said, adding that CLINT would focus on developing future-ready assets to strengthen its portfolio and deliver long-term value to unitholders.
CapitaLand expands its India portfolio
CLI’s Tamil Nadu portfolio also includes International Tech Park Chennai in Taramani; three industrial facilities at Mahindra World City; logistics facilities Ascendas FirstSpace Oragadam 1 and 2 and Ascendas FirstSpace Periyapalam; and lodging properties Citadines OMR Chennai and Somerset Greenways Chennai.
CLI has operated in India for more than three decades, beginning with International Tech Park Bangalore in 1994. Its presence now spans Bengaluru, Chennai, Goa, Gurugram, Hyderabad, Kolkata, Mumbai and Pune.
As of June 30, 2026, CLI’s funds under management in India exceeded S$8 billion. Its portfolio comprises nine business parks, 14 industrial and logistics properties, four data centres under development and three coworking spaces.
Through its lodging arm, The Ascott Limited, CLI also manages around 6,300 units across 24 hotels and serviced residences in India, including operating and pipeline properties.
The Chennai investment adds to the company’s expanding digital infrastructure portfolio as demand for data centre capacity grows alongside cloud computing, artificial intelligence and enterprise digitalisation in India.
